The hotel industry is a popular industry for new entrepreneurs who are willing to work hard to build sweat equity in their new business venture.  Hotel real estate is not a traditional real estate investment.  The typical commercial real estate investment enters into long term leases which often locks in rent rates for many years.  Unlike most commercial real estate, hotels often have the ability to increase their rent rates each year.  While this is typically a more volitile real estate investment, this ability to increase net rent rates each year often gives the hotel real estate investment the potential to achieve much higher rates of return than their more traditional commerical real estate counterpart.
